The Marinette Plan Commission convened on Wednesday to review the preliminary plat of Shipyard Estates, submitted by Shore Drive Development, LLC, for the property at 3100 and 3132 Shore Drive in Marinette. The city is tasked with approving the infrastructure aspect of the development. Curt Demlow, the city’s building inspector, confirmed that the plans met all necessary requirements.
Demlow states that once the plan commission reviews the final plat.
The plan commission gave their blessing on the preliminary plat for the Shipyard Estates Subdivision. The project’s first phase consists of building 174 apartments on 15 acres across from the UW-Green Bay campus. An additional five acres just north of the apartments will be used to build 22 single-family homes — the project’s second phase. The city approved the $33 million development project in August 2024 after Tycore Built purchased the old Bay Area Hospital property for about $900,000. Site prep has begun since then. Genisot estimates that the apartment complex will be completed within the next 18-24 months. Half of the units will be completed by the end of the year and available for occupancy.
